Key Role Responsibilities - Core


  • Travel – Must be willing to travel up to 50% on short notice throughout the entire Country (mainly Midwest and South Central regions).
  • General –  Works autonomously on vertical projects and maintains heavy engagement in the day to day management of Estimating Engineers.
  • Scope and Cost – Creates, updates and maintains cost estimates for multiple projects from concept to buyout. Delegates quantity takeoffs and portions of SOW to Estimating Engineers.  Provides guidance, supplemental support and final review to Estimating Engineers.
  • Estimate Management – Communicates estimate reviews including cost savings alternatives, variances between iterations and budget concerns to senior staff and project stakeholders.
  • Presenting – Presents content and project estimates internally and externally with organized thought, clear delivery, and effective communication to the project team. Demonstrates technical knowledge, justification and transparency of costs.
  • Target Value Delivery – Creates and maintains LENS Aim estimates in relationship to historical cost benchmarking from LENS search. Develops a working knowledge of TVD through attendance of TVD training courses.
  • Scopes of work – Utilizes project experience to generate Bid Leveling templates to adequately capture SOW to be performed by Trade Partners. Ensures there are no scope gaps or overlaps.
  • Design and Specifications – Reviews and understands design documents and specifications sections of building systems through incorporating associated technical documents and codes. Regularly asks for technical assistance from internal and external resources to understand scopes and pricing to present options for complex building systems.
  • Familiar with Business Plan setup, computation, understanding the financial drivers for fee enhancement, and overall project financial success.  Works with the Project Executive on the proposed Business Plan.
  • Collaborates with Risk Management to provide updated input on Trade Partner status, solicitation and selection.
  • Recognizes the internal and external resources required to complete tasks in a preconstruction effort and works with senior leadership to create and execute the plan.
Key Role Responsibilities - Additional Core



  • Prepares complex cost estimates for competitive bids and negotiated proposals.
  • Prepares material and other costs summary for quotes from vendors.
  • Tracks value creation items from development through inclusion and documents in project documentation.
  • Develops and manages scopes of work for all trades, including responsibility matrix, distribution of plans and specifications, pricing, bid solicitation and coordination for vendors and subcontractors.
  • Utilizes knowledge of the project schedule and logistics in project estimates.
  • Assists with system analysis of building components and MEP systems and assists operations staff on project logistics, staging, phasing plans, and coordination.
  • Collaborates with operations and field staff to develop more economical ways to construct projects during the preconstruction process.
  • Provides professional and comprehensive deliverables at the completion of each major estimate.
  • Improves project profitability opportunities by applying basic understanding of insurance structures, fees and rates.
  • Provides training and mentorship to others.
  • Performs quantity survey of materials shown on project plans.
  • Supports vendor/subcontractor pricing/bid solicitation and coordination.
  • Supports the distribution of plans and specifications to vendors/subcontractors.
  • Works collaboratively and creates relationships with a variety of stakeholders, such as project team members, subcontractors, vendors and clients. 
Knowledge, Skills & Abilities


Proficiency in the following:

  • Work accurately, completely, and in a timely manner.

  • MS Office and Excel.
  • Read and understand drawings and specifications.
  • Construction industry estimating software.
  • Means and methods of construction management.
  • Preparation of quantity surveys.

  • Development of General Requirement estimates.
  • LENS, Revit and/or ASE software.
  • Relationship building and team collaboration.
  • Internal and external client relationship development.


  • Bachelor’s degree in construction management, engineering or related field (Preferred).
  • In lieu of the above requirements, equivalent relevant experience will be considered.


  • 3+ years estimating experience.
  • Preference for total of 5+ years construction experience.
